Fire Risk Assessments

Are you responsible for a building, for example an employer, owner or occupier of premises that aren’t a ‘single private dwelling’? What is a Fire Risk Assessment?

A Fire Risk Assessment (FRA) is an audit of the premises and all activities carried out in the premises from a fire prevention perspective. It highlights all potential risks to help improve your fire safety precautions to keep the building and the people inside safe and to reduce the risk of spread should a fire occur.

If you meet any of the following criteria, having a Fire Risk Assessment completed is mandatory:

  • An employer or self-employed with business premises
  • A landlord responsible for business premises
  • A landlord responsible for residential premises
  • Educational premises e.g. schools, colleges, nurseries
  • Residential Care Homes
  • Public access places such as community centres, places of religious worship, sports centres, heritage buildings etc.

 Legal Requirements

Your FRA -Fire Risk Assessment is required to be reviewed on a regular basis. It is recommended that a full FRA be completed every 5 years. Other recommendations that should be included in the review are:

  • A review every 12 months following the initial FRA.
  • If the building’s purpose or the usage has significantly changed.
  • If the building’s structure has changed, i.e. the layout.
  • If there has been a considerable change to the building’s occupants.
